Every property and project is different, so we use guide fees to help with early budgeting and then provide a fixed written quotation for the agreed professional service before work begins.
Enough information to budget — without pretending every project is the same
The figures below are intended to give a sensible indication of the level of professional fee you may need to allow for.
The final fee depends on the size and complexity of the property, the information required, travel and access, planning constraints and whether specialist input is needed.
Our quotation will define what Williams Survey & Design is providing and what sits outside our fee. Council charges, Building Control fees, Structural Engineer's fees and other third-party costs are normally paid separately where required.
Planning and technical design
Measured Survey, Design & Planning / LDC Package
A typical fee range for a straightforward single-storey domestic rear extension where the scope is clear and the existing property is reasonably simple to survey. Larger, more involved or unusual projects are quoted individually.

For a straightforward domestic extension following agreement of the design and planning position.

Larger extensions, substantial structural alterations, unusual construction and more complex projects are quoted individually.
Planning Feasibility / Pre-Design Advice
Useful where the planning position is uncertain, the proposal is unusual or you want to understand constraints before committing to a full design package.

Two-Storey Extensions, Loft Work & Small Development
Where the scope, planning risk, survey requirements or technical complexity are materially greater, we provide a project-specific fee rather than forcing the work into a generic price band.
Typical guide fees
The survey scope and output are agreed before instruction so you know exactly what information you will receive.
Guide figures below relate to typical domestic / small-site instructions and are not maximum fees. Fees are scaled to the property, site and agreed deliverables. Larger properties, extensive sites, unusual buildings, difficult access and projects requiring substantially more survey, investigation or CAD time are priced individually.
Williams Survey & Design building surveys are independent property condition reports and are not RICS Home Surveys or mortgage valuations. Luke Haworth ACABE is an Associate Member of the Chartered Association of Building Engineers (CABE), providing professional reassurance through recognised membership, continuing professional development and standards of professional conduct. Where a lender, insurer, solicitor or another party specifically requires a RICS Home Survey, RICS valuation or an MRICS/FRICS surveyor, this should be confirmed before instruction.
Measured Building Surveys
Accurate existing building information for planning, alterations, design, refurbishment and record drawings. The fee depends heavily on property size and the drawings required; large, complex, multi-storey or unusually detailed surveys are quoted individually.

Topographical & Site Surveys
Levels, boundaries and relevant site features. Typical guide range shown for small domestic plots; larger, heavily featured, difficult or development sites are quoted individually according to area and required detail.

Building Surveys
Independent inspection and condition reporting tailored to the age, construction and complexity of the property. Typical domestic fees vary with the scope and depth of report, size, age and complexity; large, historic or unusual buildings are quoted individually.

Building Defect Surveys
Focused investigation of cracking, moisture, movement, roofing and other specific building defects. A clearly defined domestic defect investigation will normally sit toward the lower end; multiple defects, monitoring, extensive properties or complex investigations are quoted individually.

Initial Site Consultation
Site visit and practical discussion where a full report or drawing package is not initially required. Travel, duration and any written follow-up required are considered when confirming the fee.
Planning Advice
Focused planning or feasibility advice for an existing proposal. More involved planning research or written submissions are quoted separately.
Drawing Amendments / CAD Work
Revisions and additional drawing work outside an agreed package.
Technical Consultancy
Building-related technical advice, document review and project support.
Structural Coordination
Coordination of project drawings with information supplied by the appointed Structural Engineer.
Project / Construction Support
Additional project support, site attendance or coordination where separately agreed.
A clearly defined professional service
Before instruction, we will provide a written quotation setting out the scope of work, the agreed professional fee and any important exclusions or assumptions.
This helps you compare like-for-like and avoids uncertainty about whether items such as a measured survey, application submission or later technical drawings form part of the commission.
Third-party and statutory fees
Depending on the project, you may also need to budget for some of the following. Not every project requires all of them.
